What Is a home inspection?
A home inspection is preformed by a certified home inspector to the standards set by the State. The inspector is considered a generalist across all fields of the home. The goal of a home inspection is identifying potentially dangerous situations that could endanger the home's inhabitants. This is regulated by the state of Oregon and a description of the regulations can be found in the Oregon CCB Standards of Practice. We highly recommend that you, the potential home buyer, attend the full inspection. There are many questions buyers have, most of which can be answered during the full home inspection. We want our clients to get the most detailed, easy to read reports documenting the areas that need attention.
This will give the client a chance to learn how the home works. Then a digital report will be generated and sent to them by email.
What is not included in a Home Inspection.
A home Inspection does not include the value of the home. That service is preformed by a appraiser. Often an appraisal of the home is a required process for the sale of the home. A home inspection is not a warranty of the home nor the components with in the home. The home Inspections is there to reveal the condition of the components at the time of the inspection. Also if a component wears down or ceases to function prematurely, the manufacture should be contacted for their warranty information.
A home inspection is not a code inspection. When a home inspector is doing a inspection he is focusing on safety and the function of the components of the home. The inspection is not a "pass/fail" For home. The Home inspection is a limited visual inspection. We will not give you our opinion on whether or not you should buy or not buy the home.
